June, a 7 percent increase from the same month last year. Dollar volume rose 8 percent to nearly $4.8 billion.
The latest market numbers reflect ongoing confidence in the North Texas housing market even with elevated mortgage rates. The average sales price increased slightly to $535,376 while the median sales price remained unchanged at $405,000.

Inventory and Market Balance
Active listings rose 4 percent year-over-year to 31,914 homes. Months of inventory increased to 4.4 months, offering buyers greater selection and creating a more balanced marketplace than the highly competitive conditions of recent years.
Homes sold for approximately 95.5 percent of original list price on average and spent 54 days on the market, a modest increase from one year ago. Pending sales declined 9 percent while new listings fell 7 percent compared to last June.
Pricing Trends
Price-per-square-foot metrics remained relatively stable. Average price per square foot was $208.19 and median price per square foot was $190.03 — both showing only small year-over-year changes.
